The Western Australian Planning Commission (WAPC) has received a development application (REF #21-50645-3) for a proposed shed and lean-to with associated retaining wall up to 1.2 metres in height on Lot 101 (No.54) Forest Road, Henley Brook. In addition to this, retrospective approval for two sea containers with a skillion roof placed over the sea containers is sought.
Slight modifications to an existing stable to remove cladding and its repurposing as an outdoor entertainment area also forms part of this application.
The development seeks variations to Schedule 5 of the Swan Valley Planning Scheme No. 1 – Additional site and development requirements for development in the Swan Valley rural zone, for the following matters:
The domestic building footprint onsite, which includes the existing dwelling, sheds/lean-to carport (existing and proposed), water tank and retrospective sea containers with roof has been assessed at 1,004.81m2 which exceeds the permitted domestic building footprint of 500m2.
The shed, lean-to carport and sea containers are set back 5 metres from the southern side lot boundary in lieu of the permitted 15 metres.
The shed is set back 20 metres from the primary street in lieu of the permitted 30 metres.
The application is open for comment until 9 September 2026.
