Overview

The proposal is for construction of a single house at Lot 104 (No.58) Forest Road, Henley Brook and entails the following works:

  • The demolition of the existing dwelling.
  • The construction of a new 338.24m2 single dwelling and associated earthworks.

The development proposes the following variations to the permitted development standards listed under Schedule 5 – Additional Site and Development Requirements of the Swan Valley planning Scheme No. 1 for development in the Priority Agriculture zone:

  • The setback of the dwelling to the primary street (Forest Road) is 23.63 metres in lieu of the permitted 30 metres.
  • The setback of the dwelling to the southern side lot boundary has been assessed at 10 metres in lieu of the permitted 15 metres. A ‘nib wall’ extends out from this garage to the southern side lot boundary which is set back 8.71 metres from the southern side lot boundary in lieu of the permitted 15m.
  • The total domestic building footprint has been assessed at 665.24m2 in lieu of the permitted 500m2
