Overview

The application seeks approval under the Swan Valley Planning No. 1 for a retrospective hard stand area and 2 sea containers for the storage of personal items and private vehicles. The application entails the following:

- A ‘laydown area’ constructed from limestone road base located at the rear of the lot totalling approximately 1,064m2. Landscaping is proposed to be located on the side and rear lot boundaries where the laydown area is located.

- An internal driveway with a width of approximately 4m constructed from road base extending from the location of the existing sheds on the subject site up to the location of the laydown area.

- 2 sea containers, each with the length of 6.1m, 2.44m width and 2.59m in height. The 2 sea containers will be set back 15m from the side and rear lot boundaries.

- A post and rail fence with a height of 1.3m located on the southern lot boundary to replace the existing fence

- Onsite drainage in the form of 2 1.8x 1.8m soak wells.

The application seeks to vary Schedule 5 of the Swan Valley Planning Scheme No. 1 – Additional site and Development Requirements regarding the following matters:

- The area of all outbuildings onsite has been assessed at 366.36m2 in lieu of the permitted 300m2

- The total domestic building footprint which includes all dwellings and sheds has been assessed at 1088.46m2 in lieu of the permitted 500m2
