Overview

The application seeks retrospective approval for the use of Lot 134 Swan Street, Henley Brook for the purposes of ‘Animal Establishment. The proposal entails the following (unauthorised works) this proposal is being readvertised as additional information has been received regarding the private weekend bookings. (Please note that any previous submissions made by adjoining landowners is still valid therefore a new submission is not required).

· 3 sea containers and 2 transportable units collated in a ‘U shaped’ configuration. Shade cloth has been installed to cover the area between the structures. The transportable are used administration assorted with the animal establishment business with the sea containers used for storage of items associated with rural maintenance of the site. the area of these structures total approximately 110m2.

· A transportable toilet.

· Rural style fencing which divides Lot 134 Swan Street, Henley Brook into 7 areas as part of the animal establishment operation.

· An unsealed and unmarked parking area located in front the buildings. This area provides 2 parking spaces for the operators of the animal establishment, customer parking as well as a turnaround area to allow vehicles to egress the site in forward gear.

The works listed above forms part of an unauthorised animal establishment known as ‘Wookie Dogs’ which is subject of the proposed development. The application seeks to formalise this operation through a planning approval which would entail the following activities:

· A ‘doggy day care’ which would operate 4 days a week, Tuesday to Friday between the hours of 6:30am to 6:00pm trading as ‘Wookie Dogs’. The business would provide a day care service for 10-20 dogs.

· A total of 2 staff will operate the business

· On Saturdays and Sundays Lot 134 Swan Street, Henley Brook would be available for private bookings for an average of 3 dogs and their owners to spend time with their pets up to a maximum of 3 hours. On occasions the total number of dogs onsite during the weekend bookings may exceed this average (for example, there might be up to 6 dogs onsite). The private booking service would operate between the following hours:

· Summer months – first booking starts 5:00am with last booking finishing at 8:30pm.

· Spring and Autumn months – first booking starts at 6:00am with last booking finishing at 6:00pm

· Winter months – first booking starts at 7:00am with last booking finishing at 6:00pm.

The unauthorised works are set back a distance of 6m to the southern side lot boundary in lieu of the permitted 15m in the Priority Agriculture zone.
