Overview
The Western Australian Planning Commission has received an application for development approval. In this regard, approval is sought for the construction of a Single House and Ancillary Dwelling – Rural on the subject site. Lot 15 De Burgh Road is zoned ‘Priority Agriculture’ under the Swan Valley Planning Scheme No.1.
As the application proposes variation to the development requirements for lots zoned Priority Agriculture under the scheme, comments from adjoining landowners are invited on the proposal.
The application seeks the following variations to the Swan Valley Planning Scheme No. 1:
Variations to the minimum required setback distances for sites within the Priority Agriculture zone under the Swan Valley Planning Scheme No. 1.
Front setback: 18.77m in lieu of 30m required.
Western side setback: 12.25m in lieu of 15m required.
Eastern side setback: 9.92m in lieu of 15m required.
Rear setback: 6.28m in lieu of 15m required.
Variation to the maximum permitted aggregate building footprint of 20.5% in lieu of 20% of the total site area for lots in the Priority Agriculture zone.
It should be noted that the subject lot is significantly smaller in size than common properties found within the Priority Agriculture zone, which factors into the consideration of the variations.
