Overview
The Western Australian Planning Commission has received an application for development approval. Approval is sought for a change of use from an existing approved Art Galley studio to a Food and Beverage Production at Lot 3 (No.624) Great Northern Highway, Herne Hill, in the Swan Valley Planning Area.
No modifications to the existing building are proposed. A total of 21 parking bays are proposed, with 8 parking bays located in front of the existing building with the remainder of the parking spaces located behind the front façade of the building in an unsealed parking arrangement.
At this stage, there is no nominated tenant. However, ‘Food and Beverage Production is defined under the Swan Valley Planning Scheme No. 1 as premises
a) In which food or beverages are manufactured or processed; and
b) In the opinion of the Commission, does not affect the rural amenity of the locality by the emission of noise, odours or other waste, the generation of vehicular traffic or visual intrusion, and
c) Includes and area for the sale, sampling and consumption of these foods or beverages, to a maximum of 25% or 250m2 net lettable area.
Lot 3 (624) Great Northern Highway is zoned ‘Priority Agriculture’ under the Swan Valley Planning Scheme No. 1.
The use of the land for Food and Beverage Production is a discretionary use in the Priority Agriculture zone which means the use is not permitted unless the Commission has exercised its discretion by granting planning approval.
