Overview
The Western Australian Planning Commission (WAPC) is seeking public comment on proposed replacement dwelling in the Swan Valley planning area.
The proposal is for the following:
The demolition of the existing dwelling located adjacent to the northern side lot boundary. The existing dwelling is currently in poor condition.
The construction of a 202m2 single storey 3 bedroom replacement dwelling and associated 33m2 decking set back a minimum distance of 17.451m from the northern side lot boundary and 71.379m from the primary street boundary. The replacement dwelling will be located in approximately the same location as that of the existing dwelling proposed to be demolished.
Access to the replacement dwelling will be achieved by an existing dirt road located adjacent to the northern lot boundary.
A total of 3 parking bays located in front of the replacement dwelling which will serve as parking.
The site historically contained 2 dwellings and therefore enjoys non-conforming use rights. Comment is sought from affected adjoining landowners for the proposed replacement dwelling.
It is noted that an application for Holiday Accommodation was advertised earlier in 2024 in approximately the same location. This is a revised proposal that seeks approval for a dwelling only.
