Overview

The Department of Planning, Lands and Heritage (the Department) has prepared the draft Redcliffe Station Precinct Improvement Scheme No. 1 (the draft scheme) to support the creation of a vibrant and future ready transit-oriented precinct.

Located on the Perth Airport Line, the Redcliffe Station Precinct is bound by Great Eastern Highway, Tonkin Highway, Coolgardie Avenue, and Perth Airport. Please see the map above.

The draft scheme proposes to zone land for residential and non-residential use and establishes residential densities that integrate well with the existing area, while making use of the train station infrastructure. It also proposes controls to guide future development and attract investment around the station contributing to housing and employment opportunities for local community.

A development concept has been prepared to demonstrate how the precinct could potentially develop under the draft scheme. The concept shows that approximately 2600 dwellings of a scale ranging between 2-9 stories (with a potential bonus height of 13 storeys) could be achieved. The concept plan informs the draft scheme.

Additionally, a Local Water Management Report (LWMR) has been prepared to address water related matters within the precinct area. The LWMR contains a concept design for the Southern Main Drain which focuses on improving environmental and recreational amenity.

Once approved, the Redcliffe Station Improvement Scheme will provide a statutory planning framework to progress development and subdivision across the precinct in years to come. Specifically, the improvement scheme will:

  • zone and set aside land as reserves
  • set out development controls including processes and provisions for subdivision and development
  • outline procedures for the preparation of other planning and policy instruments, and
  • set out provisions for the administration and enforcement of the scheme.
