REF #21-50431-4: 267 Hyem Road, Herne Hill - Proposed new meditation hall to replace existing meditation hall.

The Western Australian Planning Commission has received a development application for a proposed new meditation hall to replace existing meditation hall on Lot 627 (5) Hyem Road, Herne Hill. The replacement consists of a larger building footprint to accommodate additional furniture, statues, and altars, and to facilitate a more spacious area for meditation.
Non-conforming use rights under Swan Valley Planning Scheme No. 1 apply to the operating Place of Worship at Lot 627 (5) Hyem Road, Herne Hill. Notwithstanding, in accordance with the Scheme provisions, any alterations and extensions to a non-conforming use is required to be advertised to adjoining landowners.
In addition to the non-conforming use, the assessment of the application indicates the following variations to the development requirements in the Priority Agriculture zone set out in Schedule 5 of the Swan Valley Planning Scheme No. 1:
• The verandah of the proposed meditation hall will be set back 11.37m, with the main building set back 14.88m from the Hyem Road primary street, in lieu of 30m.
• The verandah of the proposed meditation hall will be set back 3.1m, with the main building set back 5.6 from the northern rear boundary, in lieu of 15m. It is noted the existing building on the property currently has a 3m setback to the northern rear boundary.
No increase in existing occupancy numbers is proposed.
The application is open for comments until 1 September 2025.
