Consultation closes on 26 February 2026

An application to amend an approved Residential Apartments, Hotel, Medical Centre, Commercial and Retail Development in Claremont has been received by the Western Australian Planning Commission (WAPC) under Part 17 of the Planning and Development Act 2005.

The amendment application proposes changes to the configuration of hotel rooms and the residential apartment yield and mix, the addition of rooftop terraces with a roofed canopy structure above, and associated minor changes to elevations, car parking and landscaping. The application also proposes to change the residential apartments from build-to-rent to build-to-sell.

In summary, the amendment application seeks approval for the following:

  • minor changes to the floor layout and configuration of the proposed hotel and residential apartments, resulting in a reduction from 30 to 28 hotel rooms and an increase from 46 to 47 apartments
  • changes to the residential apartment mix from 29 two-bedroom and 17 three-bedroom apartments to 24 two-bedroom, 20 three-bedroom and 3 four-bedroom apartments
  • the addition of private rooftop terraces to the 2 four-bedroom penthouse apartments, which are proposed to be covered by an open-sided, roofed canopy structure
  • minor alterations to the approved car parking and elevations, and
  • a change in the residential apartments from a build-to-rent to build-to-sell model.

The proposed modifications result in:

  • the existing approved maximum building height increasing from RL 31.93 metres to RL 33.97 metres due to the addition of the roofed canopy structure (increase of 2.04 metres), and
  • reduction in the approved plot ratio from 3.46 to 3.18.

The application from Hames Sharley on behalf of JJ Leach Group is required to be advertised to seek public comments and is open until 26 February 2026.

The approved development is valued at $65 million.
