The Western Australian Planning Commission has received an application for the proposed lean-to addition to existing approved shed at Lot 54 (No.27) Kings Row, Baskerville. The application seeks approval under the Swan Valley Planning Scheme No. 1.
On 10 August 2023, the West Australian Planning Commission approved the proposal for a 576m2 shed and a 328m2 lean-to affixed to the northern and eastern elevations of the shed.
The current proposal seeks to extend the lean-to addition to the western elevation of the shed, resulting in the total lean-to area affixed to the shed being 460m2.
The shed and lean-to will be set back 13.7m from the southern side lot boundary adjacent to 39 Kings Row, Baskerville.
The development seeks variations to Schedule 5 of the Swan Valley Planning Scheme No. 1 – Additional site and development requirements for development in the Swan Valley rural zone regarding the following matters:
The domestic building footprint onsite which includes the dwelling and the shed and lean to has been assessed at 1,505m2 which exceeds the permitted domestic building footprint of 500m2.
The shed and lean-to are set back 13.7m to the southern side lot boundary in lieu of the permitted setback of 15m.
The application is open for comments until 1 October 2025.
