Overview

The Western Australian Planning Commission (WAPC) is seeking public comment on proposed agriculture, Intensive and Rural Home Business in the Swan Valley planning area.

The application seeks approval for the for the following use classes listed under Swan Valley Planning Scheme No.1 at Lot 27 (No.137) Albert Road, Swan
  • Agriculture Intensive
  • Rural Home Business

This will entail the following works:

The establishment of a vineyard on the subject site totalling approximately 4.69 hectares in area.

The construction of 4 greenhouses located behind the existing dwelling onsite. Each green house will have the dimensions of 24m x 6m and a total area of 576m 2. The greenhouses will grow vegetables.

A proposed dome shelter which consists of 2 12m x 3m sea containers with a dome shelter placed on top of the sea containers. The area underneath the
dome shelter totals 192m 2 and it will be used to provide shelter for various machinery used in association with a rural business for farm maintenance.

Civil works consisting of internal access roads and fire breaks. The driveways and fire breaks will be constructed from road base material.

The relocation of 2 gates currently located in front of the existing dwellings to the southern and northern side lor boundaries.
Perimeter fencing constructed from post and rail materials.

Both uses are permitted ‘P’ uses in the Swan Valley Planning Scheme No. 1. However, comment from surrounding landowners is sought for the following variations to schedule 5 of the Scheme – Additional site and Development Requirements:

  • The total combined area of outbuildings onsite (existing shed and 4 greenhouses is 995.82m 2 in lieu of the permitted 300m 2).
  • The dome structure is set back 11m from the rear lot boundary in lieu of the permitted 15m.

Further to this the relocated gates located on the primary street boundary will exceed the permitted height of 1.8 metres.
