The Western Australian Planning Commission has received a development application (REF #21-50845-2) for proposed minor demolition works and extension to an existing approved Restaurant/Tavern and Brewery at Lot 18 (No.152) Haddrill Road, Baskerville.

The lot is zoned Rural under the Metropolitan Region Scheme (MRS) and Swan Valley Rural under the Swan Valley Planning Scheme No.1 (SVPS). The proposed development predominantly falls within a ‘Tavern’ and ‘Restaurant’ land use which are both ‘A’ uses within the zone requiring advertising in accordance with Clause 60 of the SVPS.

The proposed development will comprise of the following:

  • Demolition of existing bar and shade sails;
  • 183.46m2 dining/function area with associated 25.08m2 bar with surrounding outdoor decking;
  • Food van;
  • Standalone bar of approximately 15m2 in area;
  • Outdoor BBQ with cool room and store room of approximately 35m2 in area;
  • Post mix and keg room of approximately 16m2 in area;
  • Extension to existing children’s play area with proposed shade sails and play equipment;
  • Illuminated signage internal to the site;
  • Ancillary areas including proposed landscaped outdoor seating areas with pergolas, brick paved paths and accessibility ramp.

The proposal does not seek to change the current operating hours or operation of the premises and is not seeking to increase the number of patrons as a result of the extension.

The application is open for comment until 1 July 2026
