What is Shenton Park Hospital Redevelopment Improvement Scheme?
The Shenton Park Hospital Redevelopment Improvement Scheme has been gazetted to co-ordinate and facilitate the planning for the Shenton Park Hospital redevelopment, the 16 hectares 'Montario Quarter' site bounded by Selby Street to the east and Lemnos Street to the south.
Under this scheme, the Western Australian Planning Commission is the responsible authority for assessment of development applications in the area.
Because of this, the usual planning rules from the Metropolitan Region Scheme and the City of Nedlands Local Planning Scheme No. 3 no longer apply to this site.
More information about the scheme is available here: Shenton Park Hospital Redevelopment - Improvement Scheme No. 1.
Why these applications are being advertised concurrently?
Both the applications pertain to the Shenton Park Hospital Redevelopment - Improvement Scheme No. 1 and are being advertised to seek community feedback as part of the assessment process.
Who is the decision maker for these applications?
Both the applications will be determined by the Western Australian Planning Commission.
What is the process for these applications to be determined?
The Amendments to the Design Guidelines will need to be determined first and may require a report to the Statutory Planning Committee (SPC). The SPC is delegated by the WAPC to make decision on development and land use matters.
The development application will be determined next under delegated powers.
What is the role of Department of Planning, Lands and Heritage (DPLH)?
The DPLH officers will assess both the applications and make recommendations to the Western Australian Planning Commission.
Will the local government be consulted?
Yes, in accordance with the Shenton Park Hospital Redevelopment Improvement Scheme, the City of Nedlands has been consulted as the responsible local government authority for comment on the application.
Has the Heritage Council of Western Australia been consulted?
The site contains the single-storey former Sir George Bedbrook Spinal Unit building which is part of the Shenton Park Rehabilitation Hospital State Register of Heritage Places.
The development application and the amendments to the Design Guidelines have been referred to the Heritage Council for their comment.
The proponent has also consulted the Heritage Council regarding the proposal and are proposing to adaptively retain and re-use the south-eastern corner of the building and demolishing the remainder as it considered to be of little conservation significance.

The site, Lot 34 Seymour Avenue, is zoned Residential with a density coding of R60 by the Improvement Scheme.
Who is the applicant for this development and who is the owner of the site?
