A significant development application for residential apartments and commercial tenancies in Hillarys has been received by the Western Australian Planning Commission (WAPC) under Part 11B of the Planning and Development Act 2005.

The application proposes an 11-storey building with 87 residential apartments, five commercial tenancies and internal car parking at 35 Martinique Mews, Hillarys.

The development consists of the following elements:

  • A three-storey podium across the site, with two residential towers above. Overall building height including podium is up to 11 storeys.
  • Commercial tenancies on ground floor constituting 1,198m2 of shop land use, 280m2 of restaurant/café land use and one 98m2 office land use.
  • 87 dwellings with 20 one-bedroom apartments, 39 two-bedroom apartments and 28 three-bedroom apartments.
  • Parking across three levels including 158 bays for residents and 77 bays for customers/visitors.
  • Vehicle access for commercial parking from Martinique Mews and resident parking from Kos Link.
  • Publicly accessible plazas and landscaping, particularly along the northern edge of the ground floor.
  • Resident communal facilities including a pool and associated open space, as well as internal amenity rooms located on Level 2.

The application from Urbis Ltd on behalf of Locus 22 Pty Ltd is required to be advertised to seek public comments and is open until 8 February 2026.

The development is valued at $90 million.
